Hyderabad, December 18: Hyderabad-based real estate developer GHR Infra has announced the launch of GHR TRIVANA, a low-density boutique villa community in South Hyderabad, marking its expansion into one of the city’s fastest-growing residential corridors.

Located at Almasguda, Tukkuguda, just off Exit 14 of the Nehru Outer Ring Road, the gated community is spread across 5.61 acres and comprises 52 villas. The project is registered with the Telangana Real Estate Regulatory Authority (TG RERA Reg. No. P02400009860).

GHR TRIVANA offers four-bedroom villas on 239 square yards and five-bedroom villas on 304 square yards, designed with east- and west-facing orientations to maximise daylight and cross-ventilation. The development is targeting IGBC Gold pre-certification, reflecting a focus on sustainability and eco-conscious planning.

At the centre of the community is a 15,000 sq ft clubhouse featuring a gym, indoor games lounges, multipurpose halls, aerobics and yoga spaces, hobby rooms, billiards, co-working areas, sun decks and barbeque pavilions. The project also includes an adult swimming pool and a separate kids’ pool.

Outdoor amenities include landscaped lawns, pergola seating, an amphitheatre, neighbourhood parks, outdoor fitness stations, pickleball courts, a half basketball practice court, a cricket pitch and children’s play areas with EPDM and sand surfaces. A supermarket and multi-utility space within the enclave are aimed at providing daily convenience.

The project benefits from strong connectivity, with Rajiv Gandhi International Airport accessible in around 20 minutes and Hyderabad’s major technology and financial districts within a 30-kilometre radius. The location is also close to Hardware Park, Fab City and the upcoming Pharma City, which are driving residential demand in South Hyderabad.

The development is situated close to the proposed Bharat Future City in southern Hyderabad, planned between the Srisailam and Nagarjunasagar highways. The upcoming city is expected to decongest Hyderabad and emerge as a major investment and employment hub near the airport.

He cited recent NAREDCO–Knight Frank sentiment data indicating that South Hyderabad leads Indian regions in residential confidence, driven by demand for premium, low-density housing in transit-rich locations.
