Developers of The Cascades Neopolis win Telangana’s second-highest land bid at ₹151.25 crore per acre

Hyderabad, December 10: In a milestone for Hyderabad’s real estate market, GHR Infra, Lakshmi Infra and Urbanblocks Realty have jointly won Neopolis Plot 15— a premium 4.03-acre northeast-corner parcel with dual 150-ft road frontages—at a record ₹151.25 crore per acre, marking Telangana’s second-highest bid ever and the highest for the Neopolis growth corridor. The auction was conducted as part of Phase 3 by the Hyderabad Metropolitan Development Authority (HMDA).
The only higher land price recorded in the state was the ₹177 crore per acre bid in Raidurg at Hyderabad Knowledge City earlier this year.
The winning developers said the acquisition strengthens their presence in Neopolis—one of Hyderabad’s most closely watched real estate clusters. Earlier in June, the same consortium launched The Cascades Neopolis, a ₹3,169-crore luxury residential development featuring five 63-storey towers rising to 217 metres. Positioned as a future landmark for high-rise luxury living, the project has seen strong interest from homebuyers and channel partners.
In a joint statement, Karteesh Reddy (GHR Infra), Lakshmi Narayana (Lakshmi Infra) and Sharat V (Urbanblocks Realty) said the latest acquisition reinforces their long-term commitment to creating future-ready developments in Hyderabad. “Three sides of open views, a northeast-corner parcel, dual 150-ft road frontages, easy access and an ultra-urban context make Plot 15 a rare canvas. Master planning and concept development are underway, and details of the mixed-use project will be shared after design finalisation and statutory approvals,” they said.
The consortium—GHR Lakshmi Urbanblocks Infra LLP—was initially formed in August 2023, when the developers won Plot 14, a 7.34-acre parcel in Neopolis, for ₹70 crore per acre. The Cascades Neopolis is being built on this plot, with a planned handover by March 2030. The project includes international collaborators such as UHA London, Coopers Hill Singapore, Studio HBA Singapore, Buro Happold (UK) and Quintessentially for global concierge services.
