Cascades Neopolis in Hyderabad Becomes World’s Largest Residential Project to Achieve WELL Pre-Certification

Hyderabad | July 31: In a landmark achievement that places Hyderabad at the forefront of global wellness-oriented urban development, The Cascades Neopolis has been awarded the prestigious WELL v2 Pre-Certification Platinum by the International WELL Building Institute (IWBI). The ₹3,169-crore luxury residential project becomes not only India’s first but also the world’s largest residential development to receive this recognition, marking a significant shift in India’s approach to residential design and sustainability.
Located in Neopolis, Kokapet, and developed by GHR Lakshmi Urbanblocks Infra LLP, the 63-storey, 217-meter-tall skyscraper is the result of a visionary collaboration between Hyderabad-based legacy developers — GHR Infra, Lakshmi Infra, and Urbanblocks Realty.
The WELL Building Standard is the world’s first performance-based system to measure the impact of the built environment on human health. The Cascades Neopolis scored high across ten critical wellness domains including air, water, nourishment, light, movement, thermal comfort, sound, materials, mind, and community.
Wellness Living at Unprecedented Scale
Designed with a total built-up area of 5.43 million square feet, the project is over twice the size of the next-largest WELL pre-certified residential community globally. Residents will benefit from clean indoor air through high-grade filtration, abundant daylight, ergonomic spaces that encourage movement and mindfulness, and advanced acoustic and thermal comfort systems to reduce stress and fatigue.

The Cascades Neopolis also secured the IGBC Green Homes Platinum rating and has been designed to deliver 42% water savings, 30% lower annual energy use, and 95% construction debris recycling. Notably, 30% of parking bays will have EV chargers, further cementing its status as a future-ready development.
