CHENNAI: CapitaLand Investment has unveiled a data centre development in Chennai with a planned investment of approximately ₹1,940 crore and completion targeted for the end of 2026.

CapitaLand Data Centre Chennai 01 will deliver 53 MW of gross power capacity, including 34 MW of IT power capacity, the company said in a statement on October 16.

Located in Ambattur, the development is jointly held by CapitaLand India Trust (CLINT) and CapitaLand India Data Centre Fund. It is CLINT’s first data centre development in Tamil Nadu.

The facility will house 13 data halls supported by a dedicated 110 kV substation. Its design accommodates high-density computing and liquid-cooled deployments, with carrier-neutral connectivity allowing customers to access multiple network providers.

The project is targeting LEED Gold certification. Planned sustainability features include high-efficiency chillers, water economisation, intelligent energy and infrastructure management systems, and solar panels.

CLINT CEO Gauri Shankar Nagabhushanam said the development was designed to meet the evolving requirements of hyperscale and enterprise customers and forms part of the trust’s diversification into digital infrastructure.

The Chennai project follows CLINT’s 108 MW Navi Mumbai data centre, completed in 2025, which the company said has been fully leased to a global hyperscaler.

CapitaLand also reiterated plans to expand its data centre, logistics and industrial portfolio in Tamil Nadu through its listed and private funds. The company said it has invested more than ₹6,000 crore in the state over a 22-year presence that began with International Tech Park Chennai, Taramani, in 2004.

As of June 30, 2026, CapitaLand’s funds under management in India exceeded S$8 billion, according to the company.
